It’s no coincidence that Coolum Beach seems to be getting busier and attracting more attention from holidaymakers, buyers and developers.

The small lot housing development “Allura” has been approved behind Element on Elizabeth Street. Construction tender has been finalised with siteworks due to commence in September. The beachfront apartment development of Drift is well underway with construction due for completion September 2019. The Villa Coolum Motel site has been sold with a medium density development application before council. Development of 36 blocks at the end of Marakari Crescent, Mount Coolum is also under Council review.

Other projects impacting the area include the airport upgrade with commencement of sand pumping for the new east west runway, Sunshine Plaza expansion, Yaroomba Beach development project, Bruce Highway upgrade, University Hospital & Suncentral development. The big game changer being the Sunshine Coast International Broadband Submarine Cable project that will deliver a new international broadband cable providing Australia’s fastest telecommunications connection to Asia and second fastest to the United States.

One aspect that is already having an adverse effect is the tightening of credit policies and procedures brought about by the Banking Royal Commission. This highlights the importance of an experienced agent that can work though a contract in the conditional phase. The next 12 months, like the last, will be a very interesting time to say the least.
