Describe the current market at Coolum?

It is difficult to accurately comment on how a general area is performing as there are so many sub markets relating to price, location and type of property.
Not surprisingly we are experiencing strong demand for houses in the sub $500 000 price range, particularly close to Coolum Beach town centre and beach.
We have also had good interest levels in the higher end up to $1 million dollars and even higher.
Buyers are being attracted to Coolum Beach but finding a lack of quality product is forcing them to extend their search area.
Demand for units is picking up, however many buyers are looking for properties suitable for permanent living with affordable body corporate fees and experiencing difficulty finding suitable properties.

Is Coolum growing in popularity as a residential area?

Coolum continues to come out of the shadow of its popular neighbours of noosa, pergian beach and mooloolaba and is continuing to grow in popuarity as more people discover the relaxed lifestyle reminiscent of a country town that it offers. The amount of surrounding greenspace and national parks provides lots of options to enjoy the natural beauty of the surrounding. area including bush walking, cycling and uncrowded beaches.

Are properties/land increasing in value?

We are seeing price growth in certain areas and styles of properties. Central coolum properties have seen strong growth over the past 18 months while unit prices are often still below prices paid in 2007.

What is appealing about Coolum as a place to live?

Coolum has excellent schools and ammenities nearby and with Noosa and Maroochydore only 15 minutes away there is no shortage of shopping and entertainment option. It has its own relaxed pace and has the feel of a country town where you can really feel a part of the local community. whenever i travel,upon my return I am always reminded of what a beautiful place i live,

Is still popular to visit for holidays?

Feedback from tourist operators indicate increasing occupancy figures.

Depending on your budget, I strongly believe Coolum Hill is still undervalued with properties providing ocean views, walking distance to the beach and town with some properties having the added bonus of a private bushland setting.
