Introducing Melanie King; who has helped 100s of Coolum Beach locals sell and buy houses over the years.  We caught up with Mel recently to see how her 2024 is looking.

Why did you get into conveyancing/how long have you been in the industry?

I started as a receptionist at McAlister & Cartmill Solicitors back in 1997 when they were down the front and was then trained up as a conveyancing paralegal. I worked there for about 8 years in total, left for a couple of years to have my kids, then went back to work with Ray Barber Solicitor as a conveyancing paralegal for a while then joined bytherules Conveyancing in 2012 and still here!!!


Why does someone need a conveyancer?

We have experienced conveyancing Paralegals in our firm, that work closely with our solicitors to ensure our firm provides expert advice as well as down-to-earth interaction with our clients. Whats the most important thing when selling a property?

Ensuring you have all your certificates up to date (ie. Pool, smoke alarms etc). bytherules offer a free contract review before you sign it to ensure all the important information regarding the property is included in the contract terms and are correct.

What are the best tips you can give someone buying a property?

Investigate the property online and please have bytherules, review your contract before you sign it. There are lots of unknowns. bytherules can support you by providing a property report which contains useful information on easements etc Buying a property is a significant step and its important to approach it with careful consideration.

Things to consider- budget, review of contract, mortgage- pre approval, location research, market research, due diligence, work with professionals (CBRE), home inspection, factor in resale in the future, check any hidden costs, speak to us as your local conveyancing firm, plan for closing costs etc

What legislation changes have you seen benefit consumers?

Lots of changes over the years, but we feel the most beneficial is Standard Clause 6.2 which allows each party to extend settlement for up to a certain period of time without penalty.

Dare to comment on the state of the property market on the Sunshine Coast?

LOL Sunshine Coast always seems to do well. Prices are higher along the coast now but still great buys around.

Why do you love the Coolum 4573 area?

My family and I moved to Coolum when I was 4 years old and I am still here now. I do remember the old Somers store on the corner that had everything you needed there, but as a child it felt very scary. Coolum is such a different place now. Even with the progress it is still so beautiful and the beaches are amazing. The older locals will probably remember my nana who had long red and black hair and used to ride everywhere on her purple bike back in the day.
